Critical stage inspections

Building inspections

Your Construction Certificate or Complying Development Certificate will list the type and number of progress inspections required for your development and how to go about booking the various inspections.

It is important to note that a failure to have inspections carried out at the required stage may result in the Principal Certifying Authority not being able to legally issue an Occupation Certificate for the completed work.

Engineering inspections

The Principal Contractor for the development site must ensure that the Principal Certifying Authority (usually Council for large subdivision works) is given at least 48 hours notice prior to a critical stage inspection being required to be undertaken.

Critical stage inspections that relate to subdivision works mostly relate to road pavement inspections and drainage infrastructure inspections.

Where the Council is the Principal Certifying Authority, inspections may be booked by calling (02) 4645 4608.

All development works carried out within a public area are to be inspected by a Council Development Engineer. No works are to be carried out within a public area without the prior authorisation of a Council Development Engineer.

Booking of critical stage inspections

The Principal Contractor which is generally the builder for building sites must ensure that the Principal Certifying Authority (Council or and Accredited Certifier) is given at least 48 hours notice prior to a critical stage Inspection being required.

Where the Council is the Principal Certifying Authority, inspections may be booked by calling (02) 4645 4608.
